Summary
80 Holland Park is the redevelopment of the Duke's Lodge site by Chris Candy's CPC London into 25 super-prime apartments, the largest new-build development in Holland Park. OKTO was the design consultant from 2016, then delivered the AV, security, access control, CCTV, IT infrastructure and lighting control for the building and the building management system for the plant and every apartment. Six show-suite phases and a stream of owners' fit-outs followed, and OKTO still maintains the building.

The case study

The project
Duke's Lodge on Holland Park was redeveloped by CPC London into 25 apartments behind a new facade, with a pool, gym, screening room, business suite and concierge. Knight Build delivered the shell and core, Concept Bespoke the fit-out. OKTO's involvement began in October 2016 with a design consultancy appointment direct from the developer, moved through detailed design in 2018, and became a design-and-build contract with Concept Bespoke in 2019 for the AV, access control, intruder alarms and CCTV, with the BMS delivered separately through the M&E contractor, Thermotech.
The brief
The developer wanted every apartment sold with its technology already in the walls, a landlord estate that a small concierge team could run from one desk, and a building management system that could bill residents fairly for the energy they used. Nothing was to show: the client would not allow external alarm sounders, and the apartment interfaces had to be simple enough for a buyer to use on day one.
What we delivered
The landlord estate runs on 63 Axis cameras with Milestone video management, Paxton access control on 52 doors integrated with the passenger and car lifts, IP video entry at every entrance viewed on the concierge's Crestron panels, Lutron HomeWorks lighting with 103 occupancy sensors and an astronomical clock, Bose audio through the reception, lobbies, lifts and gym, and a 98-inch screening room. The network is a stacked Cisco Catalyst core with ten VLANs, Ruckus WiFi throughout, blown fibre from BT and Hyperoptic to the building and copper to every apartment.
What we delivered
Every apartment was pre-wired with Cat6, speaker cable to every principal room, fibre and coax to every television position and Lutron cable to every window for future blinds. A Crestron touch screen in each apartment controls underfloor heating, Daikin air conditioning and AV. A Tridium JACE panel in each apartment service cupboard handles heating, towel rails, hot water demand, leak detection and metering, and reports to the landlord BMS, which also runs the plant: boilers, CHP, pool, sprinklers, sumps, irrigation, lifts and a weather station.

The challenges
The BMS was planned as a thirty-week programme and took fifty, as the follow-on trades slipped and the site went into lockdown in March 2020. Later fit-outs brought their own constraints: a service cupboard too small for a rack, an interior designer's furniture with no room for equipment, a television lift that had to be the thinnest on the market, and a sound bar to be hidden behind fabric that had to be tested acoustically first.
How we did it
The result
The programming matrix for the building was pre-configured and tested during OKTO's mirror build in Lisburn, so that the site work was installation rather than problem-solving. The building completed in October 2020 with the first year of aftercare included. OKTO has since delivered six show-suite phases for the developer, the penthouse, and fit-outs for the owners of apartments 2, 6, 17, 18, 19 and 20, alongside ongoing maintenance.
