The case study
The project
Rigby & Rigby's Lancelot House is an ultra-luxe private client project near Harrods, and the very first large-scale luxury private residence to house a set-up of this kind. Launched in 2014 and overseen by the US-based IWBI, the WELL Building Standard is the world's first building certification that focuses solely on human health and wellness, assessing ten categories: Air, Water, Nourishment, Light, Movement, Thermal Comfort, Sound, Materials, Mind and Community.
The brief
The house had to be kitted out with an air filtration system that promised to eradicate viruses and pollution, meeting the exacting standards of WELL certification. Iain Johnson, Founder and CEO of Rigby & Rigby's group company Allect, set out a series of criteria: a balance between filtration, purification, size on installation and acoustic properties had to be met.

What we delivered
OKTO installed a world-leading air quality management system across the property's 17 main living spaces, with DFS filtration. Fully automated, AI-led technology works out how best to achieve ideal conditions, with sensors determining how many people are in each room and how they are using the space, and what the conditions are like outside — in terms of temperature, humidity, vehicular pollution and pollen levels.
The challenges
The kit had to disappear. It is hidden in void spaces, joinery and furniture units, and runs at extremely low noise, pressure drop and energy levels — while still analysing ultrafine contaminants measuring one thousandth of the width of a human hair, both inside and out.

How we did it
Using the sensor information, the integrated, custom-built system ventilates and cleans the air and updates occupants in real time, allowing them to see the quality of the air they are breathing. Users can also adjust the airflow rates, with pre-set modes ranging from purge, the fastest setting available, to night, at one change per hour.
