Summary
Mayfair Park Residences is a development of 25 apartments and a triplex penthouse on Stanhope Gate, serviced by The Dorchester and 45 Park Lane next door. OKTO delivered the AV, IT, lighting control, apartment climate control, access control, CCTV and video entry for the whole building, then returned repeatedly for owners' own fit-outs, the penthouse, the hotel's reception panel and a landlord maintenance agreement. One contractor's project manager called the site team a pleasure to have on site.

The case study
The project
Mayfair Park Residences runs from Stanhope Gate to Curzon Street, a few steps from Park Lane. Clivedale London developed 25 apartments and a triplex penthouse, serviced by The Dorchester and 45 Park Lane next door, so that residents have hotel concierge, dining and spa on their doorstep. Ellmer Construction was the main contractor for the base build. The penthouse was fitted out by Walter Lilly, and several apartments were fitted out for their new owners by contractors including London Projects.
The brief
The developer wanted a single technology package for the whole building: apartment lighting, audio, video, network and climate control, plus the landlord's security, access, video entry, network and television distribution, all working with the hotel next door. OKTO tendered in October 2018 and was awarded the package by letter of intent that December, with first fix starting on site in March 2019. With the penthouse and the works that followed, the project value is approximately £4m.
What we delivered
Each apartment received Lutron HomeWorks QS lighting control with Palladiom keypads, a Crestron processor and touch panel, KNX control of heating and cooling, Amina invisible speakers, Future Automation television mechanisms and a pre-wired network with fibre back to the landlord's comms room. The landlord systems included 64 Axis cameras on a Milestone video platform, access control on sixty doors with Bluetooth mobile credentials and lift integration, eight video entry panels with custom bronze doorbells, a redundant Cisco core with ten separate VLANs, Ruckus WiFi, and audio and video to the spa, gym, pool and treatment rooms. The satellite television feed was spliced from The Dorchester's head-end, and the concierge dashboard was set up for the hotel team.
What we delivered
The penthouse was tendered and delivered separately for Clivedale: 21 audio zones, twelve televisions including a 98-inch display on a custom lift, 292 DALI lighting groups, 92 motorised window treatments and its own Paxton access control linked to the landlord system.
The challenges
The apartment climate control had to be redesigned when the air conditioning design changed to a wet system. The landlord BMS belonged to another contractor and had to be coordinated. In February 2020 the main contractor brought the completion dates forward to meet client inspections, and a month later the country went into lockdown. In the private fit-outs the owners kept changing their minds: in apartment 5.02 the client asked for his existing Bang & Olufsen speakers to be integrated after the walls had been closed.
How we did it
OKTO's offsite mirror build reduced on-site commissioning to a week per apartment and two weeks for the landlord areas. When the completion dates moved, we issued a draft commissioning programme within the week. For the Bang & Olufsen problem we proposed a Dante-over-Cat6 audio route rather than opening the walls again. On the London Projects fit-out the team worked weekends and late nights alongside the contractor's site team and engaged directly with the client's own IT team so that the original practical completion date was met despite the late changes.
The result
The building has been the source of repeat business ever since. OKTO has delivered Day 2 works for the owners of apartments 1.01, 3.06, 4.01, 5.02 and T.02, a touch panel in the 45 Park Lane reception for out-of-hours alarms, and a landlord maintenance agreement. Clivedale has invited OKTO to tender its subsequent developments.
