The final three months of a complex project are where margins go to die. When building technology is treated as a subcontract package rather than a digital integration responsibility, the problems do not show up until the end. The BMS, the AV, the IT, the access control — specified separately, installed separately, expected to talk to each other at practical completion. They almost never do first time.

The result is what every main contractor knows: too many bodies on site during commissioning, scope gaps nobody owns, interoperability failures that delay PC, and defects that drag through the 12-month period eating a margin that was already thin.

The integration gap

On paper the packages fit together. On site, the interfaces between them are where the risk lives — the TBCs, the scope gaps, the points where one subcontractor's responsibility ends and nobody else's quite begins. The fog

Hospital estates run on hundreds of critical systems. Chillers, boilers, generators, medical gas and fire systems operate in separate rooms, on separate software, watched by separate people. Raw alerts do not explain the operational consequence, so the senior person still has to ask an engineer to translate before making the call.

The alerts are already visible. The decision is happening somewhere else.
